Three-Layer Motorized Bedroom System — a portfolio project documenting a window treatment approach in Holmby Hills, CA. A studio reference in design intent, material specification, and architectural reasoning.
An estate-scale primary suite with two walls of glass facing south and west. The homeowner needed daytime softness, evening privacy, complete blackout for sleep, and bedside keypad control across all three layers — specified to read as the most considered drapery in the house.
Three-track system: performance sheer on the front, heavyweight Belgian linen over-drapery on the middle, three-pass blackout with side channels on the back. All three motorized on hardwired Lutron Sivoia and integrated with the existing HomeWorks bedside keypads.
Front: linen-look performance sheer. Middle: Belgian linen in soft oat, interlined for body. Back: three-pass blackout in compatible warm-neutral.
Three dedicated recessed aluminum tracks in a single ceiling pocket; Lutron Sivoia QS hardwired DC motors; side channels for blackout edge control.
Tracks set before paint; panels hung over two days; commissioning with the home's integrator; sleep-quality blackout verified at noon.
The room operates in four scenes — morning, afternoon, evening, sleep — from a single bedside keypad. Blackout is complete; edge light is eliminated. The client reports it changed how the suite is used.
