Full-Estate Drapery Program — 41 Openings — a design project in Newport Coast, CA. The studio's specification practice in design intent, fabric, hardware, fullness, and installation, written from Olga's perspective.

The Brief

A 14,000-square-foot Mediterranean estate above the Pacific. Forty-one openings across two primary suites, formal living and dining, library, screening room, gym, and three guest suites. Brief: one coherent design language, three architectural moods, and motorization throughout.

The Design Response

Three related families of drapery sharing one fabric palette: French pleat in the formal rooms, Euro pleat in the primary and guest suites, ripple fold in the screening room and gym. Single fabric house, single hardware house, single Crestron control surface.

Materials & Performance

Three coordinated cloths: heavyweight linen in warm parchment for the formal rooms, lighter Belgian linen in the same tone for the suites, three-pass blackout-lined wool in the screening room. One palette, three jobs.

Forest Group concealed ceiling tracks in every room; hand-forged iron rods exposed only in the library where the architecture demanded them. Lutron Sivoia hardwired DC motors throughout, all addressed individually.

Sequenced over eleven weeks. Motors wired and commissioned before any fabric was hung. Fullness tuned by room: 2.75x in formal rooms, 2.5x in suites, 100% carrier-spacing on the screening room ripple fold. Field-measured to 1/16-inch tolerance throughout.

The Result

Forty-one openings on a single keypad system, three architectural dialects in one estate vocabulary, zero exposed hardware outside the library. My recommendation for estate programs: phase the work but specify it as a single program. Estates that grow drapery one room at a time never read as estates.
